Today, we want to talk about how to choose an agent when buying or selling your home! Whether it is your first time buying or selling your home, or the last move you'll make, it is important to have an agent that will help guide you through the process. If you don't have a trustworthy, connected, and intentional Realtor® to help guide you to success, you may either end up purchasing a home you regret or leave money on the table.
1) Choose an agent who will listen!
Buyers
We have found that meeting with our clients before going to tour any property brings a much higher success rate in them finding a home in a timely manner. Meeting with our clients one on one, in a quiet space, gives us the opportunity to dig deeper into what they want and need in a home. All involved have an opportunity to set expectations and begin the process of buying a home in a calm, controlled, strategic manner and it makes everyone feel good about the process! Meeting in person (or via a Zoom online call) allows us to establish search criteria and set our clients up with the best available technology to assist them in the process!
Sellers
Our team uses a 2-step approach when providing our perspective clients a market analysis to help them determine the value of their home. The first step is to always meet the seller at their home for a tour. This gives us an opportunity to not only look at the property and help give suggestions on staging, but it gives us an opportunity to talk to the homeowner(s) about the work they have done in the property (or work that should be done prior to listing) and what their real estate goals are. Step 2 always brings us back to the property to talk about comparable properties that have sold and listed in the neighborhood and what that may mean for a value and a timeline for our sellers. We always work together to formulate a plan that everyone is comfortable with and clearly understands!
2) Choose an agent that has been personally recommended to you by close friends and family!
Ask your friends and family who they used as their Realtor® when they purchased or sold their home. Research their recommendations and set an appointment to meet face to face with the agent(s) you'd like to consider working with. Never feel bad about interviewing agents to find the right fit!
3) Choose an agent that will go the distance!
Find an agent who is willing to travel if you're considering rural properties; not all agents are willing to travel too far outside of the city limits! When working with buyers and sellers, The Miller Team is willing to travel to help find you the perfect home. We have experience in land sales, acreages and small hobby farms, and small town living in the Sioux Falls area. Honesty is always key – if we are beginning to explore areas we don't cover as often, we have plenty of referral partners in the small towns surrounding Sioux Falls that may be better able to serve our customers!
